Site preparation activities update on 38 Jackson Street

Site preparation activities at the Chambord building at 38 Jackson St. began this month as the property owners move forward on a redevelopment project that will bring a new 22,000-square-foot supermarket, commercial space, and 12 affordable housing units to the area. The redevelopers will also provide the City with $800,000, which will be used towards the construction of the 1-acre Southwest Resiliency Park expansion. The Hoboken City Council approved the redevelopment agreement with 38 Jackson, LLC. on Dec. 15, 2021, and Mayor Ravi S. Bhalla signed the agreement on Jan. 14, 2022.  

As stipulated in the redevelopment agreement, the property owners will preserve the historical elements of the Chambord building while integrating modern amenities to adaptively reuse the former My-T-Fine Pudding warehouse to create 123 residential units and ground floor retail.

Currently, the property owners are conducting asbestos abatement operations through a licensed New Jersey Department of Environmental Protection (NJDEP) approved vendor per City and State construction codes and permitting by the NJDEP.

Asbestos abatement operations are scheduled to conclude on Friday. Demolition operations are scheduled to commence next month following additional City permit approvals.
