FREEZING WATER ADVISORY- 2/2 - 2/8

Due to the extreme cold temperatures the Town is advising water users with a history, or concerns of freezing pipes to let a faucet drip to help prevent frozen services lines.  Although these steps will help prevent freezing water lines, they do not guarantee against frozen water service.  Water services and plumbing are the responsibility of the property owner and not the Town of St Johnsbury.  It is the property owner’s responsibility to properly heat and insulate areas with plumbing and to ensure that service lines are buried to proper depth to avoid freezing.  
This form is to notify the Town of St Johnsbury that you are running your water to prevent freezing of pipes.  The customer agrees to follow the instructions to run their water to help prevent freezing service lines and the Town can adjust the flat rate portion of your water/sewer bill, for the period of time under advisory should you see a water/sewer bill that is higher than ordinary.  The variable rate of your water/sewer bill will not be adjusted.   If steps below are followed, the variable amount of water run should be less than $15/month of water and sewer flow in addition to your regular usage.
The property owner agrees to make efforts to prevent freezing in the future including, but not limited to installing proper heating systems and insulation, and relocating service lines to a proper depth.
RECOMMENDED STEPS TO PREVENT FREEZING WATER SERVICE:

  • Maintain proper heat levels within all spaces with plumbing including utility rooms and basements.
  • Check for drafts within the basement, especially where the service lines enter the building.
  • Open cabinet doors with plumbing along exterior walls to allow ambient room temperatures to keep plumbing from freezing.
  • Allow one faucet in the building to drip to prevent freezing of the service main. 
    • Only a small amount of water flow is necessary to help prevent services from freezing.  The water should be turned down to the point where you see continuous drops and it is not a smooth stream.  To test if you are running the correct amount of water, it should take approximately 1 minute and 30 seconds to fill a 1 cup measuring cup.
