Estimated tax bills are in the mail. For the fourth consecutive year, the Borough is sending out estimated bills as the State and County have not finalized their numbers yet for our bills. The Mayor and Council are aware that the estimated property tax bills for the quarterly payment due in August 1st have raised some questions among residents in the past.  The most frequent question is whether your property taxes for 2023 are calculated by multiplying the third quarter estimated taxes times four, they ARE NOT!  The estimated taxes due in August are higher than the amounts invoiced and paid in February and May due to the fact that the February and May taxes are preliminary and based on your final 2022 tax bill and therefore, reflect 2022 budgets, not 2023.  For example, the Borough has a 1.9 tax point rate increase for 2023, however none of that was billed in the first half of the year.  This is always the case, as you under pay Feb/May and catch-up Aug/Nov. That’s how taxes work.

Based on history, the Borough anticipates that the final tax rate will be lower than the estimate used, and therefore your payment due on November 1^st and beyond should be lower than the one due on August 1st. Rest assured you will not overpay. Once County certification of all rates are received, the Borough will post the information on our website, update the rates, and mail final tax bills.

Borough property taxes have four components with the Municipal Services portion comprising 28% of the total property tax bill, the school portion is 57%, followed by the County at 13% and the Library at 2%.
