2024 PROPERTY TAXES AND ESTIMATED TAX BILLS:
The Township serves as the billing and collecting entity for all property taxes. However, the Township through the municipal budget only accounts for approximately 26% of your total property taxes. The remaining 74% of property taxes are determined by other authorities (Byram Board of Education, LVR High School Board of Education and County of Sussex). The Mayor and Council are only responsible for the municipal portion of your property taxes.
Questions regarding the Byram Board of Education Budget, LVR High School Board of Education Budget and the Sussex County budget should be addressed directory by those authorities, respectively.
The Byram Township Municipal Budget was adopted by the Mayor and Council at the meeting of April 2, 2024, with an increase of 1.19%
Property Tax Billing and Estimated Property Taxes
- Quarter 1 and Quarter 2 Property Taxes are Due February 1st and May 1st : The first two property tax billings for each calendar year are based on the certified property tax rate of the prior year. For example, previous billings in 2024 were based on the budget and final tax rates from 2023 with no increase for 2024.
- Quarter 3 and Quarter 4 Property Taxes Due are August 1st and November 1st : Since in the current year the first two tax payments of the year are based on the prior year, the final two quarterly billings will incorporate the full year, or 12-month impact, of 2024 budgets and any property tax increases. Therefore, the yearly property taxes, is NOT your 3rd quarter estimated bill times four.
Estimated Tax Bills were mailed out to all residents for Quarter 3 August payment. The Township does not know when the County will certify the final tax rate. The certified rate needs to be calculated, and to do that all four budgets (Municipal, County, Regional School and Local School) need to be finalized. The Byram Township Board of Education has not finalized their budget, which is holding up the certification of the final rate for August.
Once the 2024 rate is certified by the County ,if there is any adjustment between the estimated rate and final certified rate it would be reflected in the final 4th quarter billing.
If you escrow your taxes through your mortgage company, you have recevied an advice copy of your estimated tax bill so you are aware of what you are billed.
If you pay your taxes, please use the stub mailed with the estimated tax bill. Taxes are due August 1st with a 12-day grace period (being that the 10th is on a Saturday).
A final bill will be mailed out in September.
