Register your property

All property owners who lease a single family, condominium, multiple dwelling units, and or mixed-use buildings are required by law to register their property annually. Registration is available online via the SDL Portal. Property owners who are not in compliance with Property Registration regulations in Chapter 155-30may be subject to fines.

Property owners who registered their property in the SDL Portal in 2023, can renew their Property Registration in a few simple steps. Once logged into your account, in the Requests icon, select "Start a New Request", there you can select "Renew" to complete the Property Registration for 2024.

If you did not register in 2023, you can register your property at www.hobokennj.gov/SDL by creating an account. Once logged in, go to your account page and click on "requests" to "claim your property" once you have provided the information and uploaded your property claim documents, you can “register your property” from the requests tab in the upper left corner. Your annual payment for Property Registration can be made online. Your account page will then list your claimed and registered properties, which you can edit.

A guide on how to claim your property and register your property can be found online at www.hobokennj.gov/departments/rent-leveling-and-stabilization-office.

For any SDL related questions, please email [email protected]. Please allow some time for processing.

For questions related to Rent Control, please email [email protected]. We appreciate your patience.

Schedule your lead-based paint inspection

Property owners renting units in buildings constructed before 1978 must comply with the 2022 New Jersey Lead Safe Certification Law. This requires obtaining a lead-safe certificate through an inspection. Inspections must be repeated every three years or upon tenant turnover, whichever comes first. Check here to see if a property is exempt from lead inspection. Properties on the list are not required to schedule an inspection.

In Hoboken, inspections can be scheduled with a certified municipal inspector or a NJ DCA-certified contractor. To book a City inspection, email: [email protected]. Fees range from $125 to $200 based on the number of bedrooms, with re-inspection fees set at $100.

If using a private contractor, ensure they are certified by the NJ DCA. Find a list of approved contractors here. Copies of lead-safe certificates must be submitted to the municipal inspector and municipal clerk via email.

If lead hazards are found, they must be remedied within 30 days or owners could face penalties.

Lead-based paint poses serious health risks, especially to children. Learn more about the dangers and the NJ Inspection Certification Law here
