Election Day is tomorrow, Nov. 5; Municipal offices closed; Historic Preservation Commission meeting tonight via Zoom

Election information 

Tomorrow, Nov. 5, is Election Day and on the ballot in Hoboken are the following races: U.S. President & Vice President, U.S. Senator, Congressperson, and Hudson County Surrogate. In Hoboken, registered voters can also cast their ballot for three trustees on the Hoboken School Board and a referendum question on the future of rent control protections.  
 
Reminder on referendum question and future of rent control in Hoboken 
 
On the ballot this election cycle is a referendum question pertaining to the future of rent control protections within the City of Hoboken. Voters who receive a Vote by Mail ballot will have this referendum question on the reverse side of the ballot.  
 
A “No” Vote Means: You support maintaining the current Rent Control Code and its current limits on permitted rent increases upon a vacancy – to 5% or the Consumer Price Index (CPI), whichever is lower; or to a maximum of 25% after a vacancy by a tenant that lasted three years or more. There would be no option for an unlimited rent increase upon vacancy coupled with a $2,500 fee paid to the City of Hoboken to be deposited in the City's Affordable Housing Trust Fund. 
 
A “NO” vote supported by the Hoboken Fair Housing Association.  
 
A “Yes” Vote Means: You support an amendment to the City’s Rent Control Code to allow landlords to increase the rent upon any vacancy to whatever the market would bear without any limitation (i.e., without the current 5%/CPI limit and three year/ 25% increase restriction) if they pay a fee of $2,500 per unit, which would be deposited into the Hoboken Affordable Housing Trust Fund. Thereafter, the unit’s rent would once again be subject to the Rent Control Code’s limitations. This would amend and reduce the current restrictions in the Rent Control Code.  
 
A “YES” vote supported by the Mile Square Taxpayers Association.

Cast your ballot  
 
Residents can cast their ballot at their registered polling place on Tuesday, Nov. 5. Polls will be open from 6 a.m. to 8 p.m.

Voters who have previously requested a Vote-By-Mail (VBM) ballot should have received their ballot from the Hudson County Clerk.  
 
There are three ways voters can submit their completed VBM ballot:  

  1. Voters can return their VBM ballot by placing it in the nearest mailbox using the U.S. Postal Service. The ballot must be postmarked on or before Nov. 5 and received by the Board of Elections.   
  2. There are also three secure ballot drop box locations in Hoboken where voters can drop off their VBM ballot; (1) Hoboken City Hall at 94 Washington St. on Newark Street, (2) the Stevens University Gateway Building at Hudson Street and Sixth Street, (3) Monroe Street between Seventh and Eighth Streets. Voters must submit their VBM ballot in a secure drop box on or before 8 p.m. on Tuesday, Nov. 5.   
  3. Voters can also return their mail-in ballot in person to the Hudson County Board of Elections Office by 8 p.m. on Tuesday, Nov. 5. The Hudson County Board of Elections Office is located at Hudson County Plaza, 257 Cornelison Avenue, 4th Floor, Jersey City, NJ 07302. NOTE: VBM ballots CANNOT be returned to ANY early voting location or polling place.   
 
Voters can track the progress of their ballot by signing into their personal New Jersey Voter Registration System account at https://voter.svrs.nj.gov/auth/sign-up.

Municipal offices closed & street cleaning suspended 
 
Municipal offices will be closed tomorrow, Nov. 5, in observance of Election Day. 
 
Street cleaning will be suspended. All other parking rules and regulations will remain in effect. 
 
The Senior Hop shuttle service will operate on its regular route. All other Hop service is suspended tomorrow.  

Historic Preservation Commission meeting moved to Zoom

The Historic Preservation Commission's regularly scheduled meeting will be held via Zoom tonight at 6:30 p.m. Residents can join the meeting at https://us06web.zoom.us/j/4219436513?omn=81651824239 or by opening the Zoom app and entering Meeting ID: 421 943 6513.
