Spotty Storms Afternoon 
Initially activity will be hit or miss heading into evening (and it'll actually be quite nice for those who 'miss' the first pop-up activity), though things change heading into and after Midnight as coastal low pressure starts to rapidly strengthen. Rain turns steady and widespread, with waves of downpours. We pick up 0.5 - 1.0" (locally 1.5" possible), in only a matter of hours. This is faster than a typical inch or so that falls with a coastal storm like this... It can temporarily overwhelm drains in the typical spots, and more prone streams / creeks before rain tapers tomorrow morning. With such soft grounds and fully leafed trees, even just a few gusts of 30 - 40 mph can cause localized tree / power line issues before winds ease back late tomorrow.
Instructions:
Secure outside decorations and lawn furniture. Remain sheltered during the storm. Avoid driving through standing water. "Turn Around, Don't Drown"...Avoid areas prone to flooding.
