                           2026 Estimated Property Tax Bills

Estimated property tax bills, due August 1, 2026 are in the mail and should arrive in the next few days. For the seventh consecutive year, the Borough is issuing estimated tax bills because the State and County have not yet finalized the information needed to prepare, print and mail final tax bills by July 15.

The Mayor and Council understand that estimated third-quarter tax bills often raise questions among residents. The most common question is whether the estimated third-quarter amount should be multiplied by four to determine your annual property taxes.

The answer is no.

The August payment is always higher than the February and May payments because the first two quarterly payments are preliminary and are based on your final 2025 tax bill. As a result, those payments reflect 2025 budget figures rather than 2026 budget increases. Simply stated, the School, County, Library and Municipal budgets for 2026 are now included on the bill, but none of those increases were included in the February or May payments. This is standard practice: taxpayers generally pay less in the first half of the year and then catch up with the August and November payments.

Many taxpayers may see higher tax bills this year due to two primary factors:
  • The County-ordered property tax revaluation, which increased assessed values on all homes and increased taxes for approximately 60% of Borough properties based on those values.
  • The voter-approved $3.1 million school budget increase adopted in February, which affects all taxpayers.
Both of these changes are now reflected in the estimated tax bills.
Please note that the August payment is based on estimated tax rates and may be higher than the final amount due. Once the County certifies all tax rates, the Borough will update the tax information and mail final tax bills prior to the November 1 due date. Any necessary adjustments will be reflected at that time, and taxpayers will not be overcharged.

Residents should also be aware that the revaluation notices mailed in March compared your new 2026 assessed value using 2025 tax rates and budgets. Those estimates did not account for the 2026 budget increases that have since been adopted.
For the average home in the Borough, the estimated 2026 tax increases are as follows:
  • School Tax: approximately $2,250
  • County Tax: approximately $90
  • Municipal Tax: approximately $65
  • Library Tax (mandated): approximately $40
Important-Your 2026 annual property taxes are NOT calculated by multiplying the third-quarter estimated payment by four!
