Leonia Permitting Requirements for Rentals
LOOKING TO RENT YOUR HOUSE OR APARTMENT?
If you wish to rent your dwelling in whole or in part, you must comply with the Borough of Leonia’s requirements, outlined below. Following these regulations ensures the safety and well-being of residents, maintains housing quality standards, and protects property owners from costly legal violations and administrative penalties.
1. Confirm that your dwelling qualifies for rental under local zoning.
2. Register as a Landlord.
- Pay the $75 annual registration fee and submit proof of liability insurance coverage to the Leonia Borough Clerk.
- Submit the CRO application alongside the inspection fee with the Leonia Building Department.
- An inspector will evaluate the structural, mechanical, and safety features of the home.
- If there is a change of occupancy, whether by resale or rental, you are required to submit a new CRO application.
- Smoke & Carbon Monoxide Detector inspections are handled separately from the standard CRO inspection (with its own fee schedule). Smoke alarms and CO detectors must be tested and properly positioned throughout the home.
- Landlords must comply with New Jersey’s Lead-Safe Certification rules.
- Required upon tenant turnover or every 3 years. You can hire a certified private lead evaluation contractor (and pay a $50 Borough admin fee + $20 State fee) or pay $220 for a Borough-certified inspector to perform a visual lead inspection.
